Preservation strategy & treatment selection
Crack seal, fog seal, chip seal, slurry, microsurfacing, cape seal, thin overlay, mill and overlay, full-depth repair. Each one solves a specific problem and wastes money on every other problem.
We match treatment to condition, traffic, climate, and budget — and we tell you plainly when a road is past preservation and needs rehabilitation instead. The wrong treatment on the right road is money spent twice.

Pavement management & capital planning
Pavement is the largest asset most owners do not actively manage. We build multi-year plans that show what your network looks like under different funding scenarios — including the do-nothing scenario, which is almost always the most expensive one.

Bid packet preparation & specifications
A vague bid package guarantees two things: change orders and a race to the bottom on quality. We prepare specification-grade documents — defined scope, accurate quantities, material and application-rate requirements, measurement and payment terms, and the special provisions that keep a project from going sideways.

Project management & owner's representation
Once the package is out for bid, someone has to run the job. We do — as your representative, not the contractor's.
That starts with the procurement itself: pre-bid meetings, contractor questions, addenda, bid tabulation, and a plain-language review of what each bid actually includes. The low number and the best value are not always the same bid, and the difference usually lives in the exclusions.
Through construction, we are the owner's presence on site. Preservation treatments live or die on execution — surface preparation, application rates, ambient conditions, cure time, rolling pattern. A good product installed badly fails just as fast as a bad product. We observe the work, verify quantities and rates against the specification, and flag problems while they are still fixable rather than after final payment.
We also handle the administrative side that consumes an owner's staff: pay application review, change order evaluation, schedule tracking, and close-out. You get one point of contact who knows the specification, has the documentation, and is accountable for the outcome.
